Resumen: Determinados hechos, actos o negocios jurídicos son susceptibles de reconocimiento por la sociedad, de ahí que sea de interés el estudio del sistema registral inmobiliario, el cual, particularmente en Cuba, tuvo su origen en la legislación española y ha estado marcado por el prolongado espacio de tiempo durante el cual prácticamente no se utilizaba la inscripción inmobiliaria. En ese sentido se desarrolla la presente investigación con el propósito de fundamentar desde una perspectiva histórica, doctrinal y exegética, la necesidad de perfeccionamiento del derecho registral inmobiliario cubano en concordancia con los retos y desafíos que le impone el contexto actual. Todo ello a través de la utilización de métodos generales de la investigación teórica como: histórico-lógico; análisis síntesis e inducción deducción. Además, métodos específicos de las investigaciones jurídicas de orientación teórica: teórico-jurídico y exegético-jurídico, arribando a conclusiones sobre los principales aspectos abordados.

THE REAL ESTATE REGISTRY LAW IN CUBA. CHALLENGES AND PROSPECTS
Abstract: Certain legal facts, acts or deals are susceptible to recognition by society, hence the study of the real estate registration system is of interest, which, particularly in Cuba, had its origin in Spanish legislation and has been marked by the long space of time during which the real estate registration was practically not used. In this sense, the present investigation is developed with the purpose of establishing, from a historical, doctrinal and exegetical perspective, the need to improve the Cuban real estate registry law in accordance with the challenges imposed by the current context. All this through the use of general methods of theoretical research such as: historical-logical; synthesis analysis and induction deduction. In addition, specific methods of legal research of theoretical orientation: theoretical-legal and exegetical-legal, reaching conclusions on the main aspects addressed.
